Streamlining the Selling Process

Selling your home quickly for the highest price with the least amount of hassle is your preferred selling experience. Am I right? At Care Realty Co., I am all about helping you achieve that outcome. Below are the steps we’ll need to take and how I’ll make it all happen.

Set the Right Price

Did you know that the single biggest factor that determines your ability to sell your house for the highest price possible is listing at the correct price right from the start? If you list your home at its true market value, 95% of all prospective buyers will take a look at your home (whether that’s in person or on-line). Set your listing price at just 5% over market value, and your prospective buyer viewership drops to 50%. Get it wrong the first time and the stigmatization has been set. Those who list their home above market value almost always end up selling for less and taking longer to sell because it’s the market that determines the value of your home, not you. I will work with you to help you fully understand your competition in the market place and how that determines the true value of your home.

Presentation

Putting your home in the best possible light requires several steps.

  1. Updates. Before going on the market, I will help you determine if any maintenance or updates to your home will have a positive return on investment. While buyers prefer a home in tiptop shape, most updates will not be worth the expense. For updates that are worth the investment, I will help you with the plan and put you in touch with any service professionals you may need.

  2. Staging. When buyers see your listing, it is important that they are viewing their next home, not yours. With my background in interior design, I will (diplomatically) work to remove items that will distract buyers, make the most of rearranging the furniture you do have, and add in pieces as needed to freshen up the space. The expense of fully staging a property is unfortunately almost never worth the seller’s investment. However, with the right adjustments and additions from someone with a strong eye for design, your home can be made to look desirable for a wider audience than if nothing had been done.

  3. Photography. A picture can be worth a thousand words…good or bad. Professional photos can make even the most average homes appear special. And since the majority of buyers start their home search on-line, it is important that professional photography serves as another element to make buyers stop their scroll, take a closer look at your home specifically, and decide it’s worth going to see in person.

Marketing

Marketing is about getting your home in front of the eyes of as many people as possible and keeping interest high. This type of marketing happens on-line, in person, and even over the phone. When listing your home, I ensure that it is seen far and wide across the internet by those who are regular browsers on site like Zillow, to those getting daily listing updates from their agents, to those minding their own business browsing around on the internet but being skillfully re-targeted through ads. But it’s not enough to just blast your home throughout the internet and here is where the real works sets in. Anytime I am aware of someone who might be interested in your home, I make it my mission to keep these interested parties up-to-date on how things are progressing. Too often, agents do not continue to follow up with a buyer or their agent to keep their interest piqued and your home top of mind. This kind of follow-up can make all of the difference from turning one offer into two or more, which ignites a bidding process, and then nets you a higher selling price.

Negotiation

Negotiation style matters and negotiations do not end once your house is under contract. Until your house is officially signed over to new owners, there are dozens of decisions to be made and points to be negotiated between the buyers and sellers. Taking an aggressive and disrespectful stance at the beginning of the selling process doesn’t lead to a spirit of trust and goodwill when something unexpected nearly upends the deal at the 11th hour. As your representative in the selling process, I will always speak up and go above and beyond to ensure that your best interests are being upheld. And I will always do this in a way that ensures the other side feels heard and respected so that we can ensure that a deal never falls apart or unnecessary money gets left on the table due to bruised egos. More than most, real estate is a business where the way in which humans interact with humans has a great affect on the outcome. You will always benefit by having a skilled negotiator on your side.

The positive momentum that has been created through our interaction doesn’t stop once your house is sold.
